A study was done of sales, between 1/1/2024 and 5/20/2025, of NH properties with Lakefront houses about the size of the Deering House. The vast majority of these sold for $1 million or more. See the report:
This was followed by an analysis of 7 sold properties very similar to the Deering Property. It is assumed these were all in good condition. The average sale price was about $1,225,000. The Asking Price of $1,025,000 is set $200,000 lower to account for needed work. See the report:
UPDATE 7/7/2025 – Property data was looked at 7/7/2025, after the 4th of July weekend. The 6 properties in the 7/1/2025 report all remained active. No new competitive properties had been added. The price had been dropped by $50,000 on the property at 26 Association Drive. It is possible there was significant activity over the weekend that has not been reported on MLS. It is reported by neighbors that the property on Zoski Road on Deering Lake sold significantly above asking price of $590,000 within a week.
This house has been aging over 30 years and is due for a face lift. The statement below lists items that need to be addressed (Now or eventually). The $200,000 price decrease assumes the Buyer will be responsible for them.

Note: So far in 2025 this property has been offered for sale only through this Seller’s website. The Seller’s wife has recently undergone both Shoulder Joint Replacement and Hip Joint Replacement. She has been largely handicapped and needing the Seller to be at home in Concord NH to provide care and run the household. This has made it difficult for the seller to travel to Deering to maintain this property and deal with selling activity. Her mobility is improving, and it is expected the Seller will be able to resume frequent tips to this property in early July 2025.
