Realtors and Purchasing

  • The standard practice is for the Seller to contract with a “Listing Agent”, who will represent their interest. The Buyer contracts with a “Buyer’s Agent”, who will represent their interest.
  • If you are interested in viewing the property, and have a contract with a “Buyer’s Agent”, then you should contact that agent and ask them to arrange a showing. They may want to show you other properties in their area.
  • They should contact the Listing Agent to make arrangements.
  • You can also just show up at a publicized “Open House” to see the property but should not discuss a purchase without your “Buyer’s Agent”.
  • If you don’t have a “Buyer’s Agent” then contact Coldwell Banker Realty at the office number above, and they can help you.

Disclosure

This Property Disclosure is a substitute to the standard Disclosure Form. It contains everything required on the Disclosure Form. It includes an update related to recent Septic System servicing. It has been signed/initialed by the Seller. This needs to be initialed by the buyer and attached to the purchase and sales agreement.

This is an Addendum document that supplements the “Property Disclosure”. It contains information not typically included in a Disclosure. It also provides additional information that further explain items on the Disclosure. This is not intended to become part of the agreement.

The following documents are referenced by the Property Disclosure or the Addendum to Disclosure. These are part of the Disclosure package that buyers should be aware of.

Site Assessment

A “Site Evaluation” is required before the sale of waterfront property in NH. It focuses on Sanitary Systems. The link below leads to the documentation package. The assessment was performed on 6/8/2023 by a licensed Septic System Designer. His conclusion was that the existing State-Approved 4-bedroom septic system is satisfactory and legal for the existing 4-bedroom house. This copy has been signed/initialed by the Seller. This form must be signed by the buyer and attached to the P and S agreement.

Furniture Inventory

The Furniture Inventory is a spreadsheet that provides an inventory of furniture and equipment that will be in the house and at the property. It identifies items that the seller will remove and items that will be left for the buyer. It is negotiable. This is not required, but the parties may want it formalized.
